Contractors Must Follow Proper Roofing Practices

Replacing the roof on a home is no small project. If the contractor fails to use proper roofing practices, the results can be devastating. A well-informed homeowner can ensure that quality work is performed by a quality contractor.

As with so many construction contractors, a lot of shady dealers are out there. The first thing a homeowner wants to look at when deciding on a bidder, is how that company approaches the bidding process. If they attempt to throw out numbers without visiting the house and taking proper measurements, then that could be a sign of things to come.

Another short cut a contractor may try is leaving old shingles on. Never allow a roof to tell you that putting new shingles over the old will provide extra protection. This simply is not true, and the new shingles will never look right. Old shingles, and old chimney flashings, must all be removed and replaced.

Knowing about the original roof and how certain things are done is important. While the contractor is at the house performing the bid, one will want to be able to ask pertinent questions. One thing that has to be looked at carefully is ventilation. Be sure and question the contractor about how they plan to do the ventilation. Also, know how this has been performed by the previous roofer. Poor ventilation will cause moisture to develop in the attic. This can cause plywood to rot and unhealthy black mold to form.

Individuals who live in areas that see a lot of extreme weather may be well-advised to keep their blue print in a safe place. Having this blue print available can save a lot of time and trouble. Not only in a maintenance roof replacement, but if the entire roof has been removed due to a catastrophic event, those original blue prints can be a valuable source of information.

Metal roofs have become very popular in recent years. It has a reputation for being durable and inexpensive. It can also be quicker and easier to install. When using metal, it can sometimes be lain over the shingles, but it is important to know what the manufacturer recommends. Know what brand of material the contractor intends to use, and research how it is supposed to be installed.

As much of a hassle as it may seem to be finding a contractor who follows proper roofing practices, be assured that it will be worth it in the end. This is not the sort of project a homeowner wants to take on themselves. It is hot and dangerous work, at best. If the job is done wrong, the results can mean the loss of the home.
